I always attempt to utilize the most recent sold comparables within the same city, subdivision, street, price per-square foot, amenities and numerous other factors such as the homes condition. In many instances, I also calculate the city and subdivison home value appreciation to acquire the ideal selling point.
My research includes most recent comparables, trends, average market value, computer based algorithms and a human valuation of the property. Some homes have specific key features that many find appealing and I highlight these feature when marketing the property.
Prep to Sell My Home
When walking throughout the home, I often make several suggestions based on what the buyer will find appealing. Due to extensive experience in the real estate market, I am tune with what the buyers are looking for and with items they will be suggested to have fixed or replaced by the home inspector.
